Room For Rent In the Heart of Astoria

Hello, looking for a roommate to sign a lease renewal: $1,250 plus utilities (around $50-$75/mo) starting August 1st. Landlord will require good credit, proof of income, and a background check.
About the apartment/area: Quaint, no frills apartment, 5 minutes from Ditmars/Astoria N/W Train stop. Room is on the smaller side but can fit Queen-sized bed and has two small closets and an overhead space for storage. The building is small and quiet with only 2 apartments on each floor. The landlord is super responsive and very nice. Laundry right across the street and lots of restaurants and eateries, including The Bonnie, Stamatis, and Figlia on the same street. Even more restaurants and bars on Ditmars, which is a 10 minute walk from the apt. Unfortunately, no pets allowed :(
About Me: Hi, I'm Erika and I am a 41 yr old female who is very much a homebody. I do enjoy going out every now and then, but I don't really bring the party home. I'm pretty low key and stay to myself for the most part. The right roommate for me will be respectful, considerate, clean, and able to communicate effectively.
