Cleared Lease Asap , Move In July 15Th

hiii, our household has a large room for rent in a 4 bedroom 1 bathroom apartment in bedstuy.

We’re looking for someone else to sign on the lease as soon as possible. although, the roommate leaving is not moving until July 15th.
(details on flexibility can be discussed in person)

-rent is $838 monthly, utilities are not included but range between $60-80 a month
-4th floor walk up
-shared living room and kitchen
-washer/dryer in building
-15 min walk from A/C train
-delis on both ends of block
-grocery store across the street

-room is large with 1 big window and small closet
-female or fem preferred
-early twenties to late twenties preferred
-no more animals please as there’s 2 loving cats

-Applicants must have a minimum credit score of 700 and income of 40 times the rent.
If they dont have one of these they can apply with a guarantor. A Guarantor must have a minimum score of 700 and income of 80x the rent.
the following documents are needed:
ID
Proof of income/ past 3 check stubs
Proof of prior rent payments
Bank statements/ 3 past statements reflecting income.
