Lease Take Over on gorgeous West Adams Cottage

Hello! I am looking for a lease takeover as soon as possible (July 15th) to transfer the remaining 7 months of my lease to you, after the 7 months it is month to month. Please note the pictures are from the original listing. Apartment will be unfurnished :)
This gorgeous West Adams Cottage is a one-bed, one-bath with charm and privacy. Double-gated to ensure quiet. This place is really cute. It feels like you're in a cottage in the woods. There's an avocado tree right in front of the front porch, a heater inside, a decorative fireplace, and a stunning dining area with a chandelier and TONS of storage. A mud room is located in the back where you can install a home washer and dryer. There's even a back area behind the home with another tree where you could put an outdoor table!
The property manager lives in the neighborhood. He is kind and responsive to any requests for repairs etc.
This area is quiet and family-oriented. There's a local rec center 4 minutes on foot from here with a park and basketball court, and about 10 minutes by car to the culver steps.

Utilities:
No on-site laundry, 'mud room' in the back where you can install your own
All utilities are paid for by the tenant, for me it rounds out to about $200 a month, and trash comes one day a week.

Deposit:
The deposit is $4000. This is the first and last month's rent + the additional cost I paid to get a stove and fridge when I moved in, both in perfect working order. If you move in on the 15th we would additionally add the prorated rent.
