Looking for a roommate in south bay

My current roommate is moving out and the room he is renting will be available august 1st. The apartment building is a triplex, a block from the beach, and three blocks from the manhattan beach pier. The specific unit is on the bottom floor, and the landlord lives on site. As far as the room for rent it has its own medium sized closet, bathroom, and entry (separate door to the patio. Main entrance connects to the living room). Theres a small dining space attached to the kitchen, and a decent living room right next to it. Theres a tandem car port in the back, but usually street parking is available too.

Regarding myself:
work wise I manage a small cafe 20 blocks away, and am a licensed real estate agent (in texas). I work a lot, and when im not working im surfing, watching football, or reading. Im pretty quiet in case you work from home and need a quiet environment (my current roommate does). Im a mindful, and respectful person. Im not opposed to people coming over, having little parties here and there, so long we dont bug the landlord and or neighbors.
