Sooner than later

Im a 31 year old masc presenting woman (she/her) who was born and mostly raised in NYC. I work full-time (nights) and I'm also a full time student (nursing). Im a HUGE car lover. So if a cat or cats are present i am totally fine with that! I enjoy travling, eating out, playing my xbox and just enjoying life. But as much as I am extroverted I can be a loner aswell. For the most part I am clean, I don't like cludder and I don't like others seeing my mess so, cleaning up behind myself in the kitchen is definitely no problem for me. And as a woman one thing I can't stand is a dirty bathroom so no problems there.
I'm not looking for a new best friend, just someone I can actually live with without any issue and have a good vibe. But if friendship happens, hey who am I to stop it? I'm big on communication, respecting privacy and boundaries and I expect the sane in return.
I've been looking for a room to rent more on the long term side. A year sub lease with the option to renew. If you have any questions or concerns don't fret to ask. TIA
